What we paint commercially
Tim's Perfect Painting is a local Raleigh contractor — not a national volume shop. That means we won't bid a 200,000 sq ft warehouse repaint. What we do well in the commercial space:
- Small to mid-size office spaces. 500–15,000 sq ft. Single-tenant or shared floors.
- Retail interiors. Boutique stores, salons, fitness studios, professional services.
- Restaurants and cafés. Front of house, bathrooms, and dining areas (kitchens are typically out of scope for us due to grease and code requirements).
- Multi-family and HOA common areas. Hallways, lobbies, fitness rooms, mail rooms.
- Tenant-improvement projects. Repaint between leases, new tenant prep, post-renovation paint.
- Exterior facade refresh. Storefronts, signage trim, awnings, doors.
- Light industrial warehouse offices and break rooms.
For anything larger or more specialized — high-rise exterior, hospital interiors, industrial coatings — we'll point you to a contractor who handles that scale.
Scheduling around your business
Commercial paint is mostly about timing. Our default approach:
- Off-hours. Evenings, weekends, or overnight shifts so your business stays open. We coordinate with your facilities team and security.
- Phased rollouts. One floor or one zone at a time so the rest of the space stays operational.
- Low-VOC paint. Standard on every commercial interior project so the space is usable the same day.
- Containment and protection. Plastic sheeting, drop cloths, signage; we keep dust and overspray controlled.
Insurance and compliance
We carry general liability insurance and can provide a Certificate of Insurance (COI) naming your property manager, landlord, or HOA as an additional insured. Standard COI turnaround is one business day.
We're compliant with North Carolina occupational and environmental regulations governing commercial painting, including proper handling of older buildings that may contain lead-based paint (built before 1978).

- Pre-project walk-through and a written fixed-price proposal
- Color consultation and brand-color matching from chip, swatch, or hex code
- Drywall and trim repair as needed before paint
- Two-coat coverage with premium acrylic interior paint
- Trim, baseboards, doors, and casing painted to match
- Daily cleanup; final clean before turnover
- Post-project walk-through with the facility manager
- Two-year workmanship warranty (see Terms)
How pricing works for commercial
Commercial projects are quoted on a fixed-price basis after a walk-through. We don't charge by the square foot blindly — the variables that matter (ceiling height, light source, surface texture, trim work, scheduling constraints) don't scale linearly with square footage.
For multi-property work — multiple stores, a small office portfolio, an HOA with several buildings — we can structure a pricing agreement that locks in rates across all locations.
